Thanks for choosing 503 Lights! This agreement explains how our holiday light lease works, in plain English. You can lease a fully managed display or buy your lights outright. Pick the option that fits you below.

Two Ways to Light Up

[ ] A. Luxury Lease: we provide, install, maintain, take down, and store the lights each season. We own the lights and materials; you are leasing the service. Choose a lease plan:
- [ ] (a) Year-to-Year Lease: $8/ft the first year, then $6/ft each following year. No long-term commitment; renews year to year.
- [ ] (b) 5-Year Exclusive Lease (Best Value): commit to 5 seasons (this season is year 1) with 503 Lights as your exclusive Christmas light installer. $7/ft in year 1, then $5/ft in years 2–5.
[ ] B. Purchase Outright: $12/ft one time; we install the lights and you own everything after install. Lights are sold as-is after install, with no lease service, takedown, or storage unless separately quoted in writing.

Unless noted, Sections 3–9 describe the Luxury Lease. All lease benefits apply to both lease plans.

Difficulty & Site Conditions

Every home is evaluated case by case to determine whether it's a standard install or requires extra work. Listed prices reflect average one- to two-story homes. Factors that can raise the price include:

Three-story height, including homes that drop off on a slope so one side is effectively three stories
Very steep pitches (e.g. 12/12)
